Managed Takeover

Already short-letting. Not happy with it.

We take over an existing short-let that’s underperforming: poor reviews, weak occupancy, an agent who’s gone quiet. Best if the property’s already set up and the problem is who’s running it.

What we take off your hands

You never book a cleaner, chase a guest, or wonder what’s happening in your property.

Cleaning, by our own team: our own cleaners on every turnaround, not whoever’s free that week, and a photo record of each one on your account. The standard is the same on the fiftieth clean as the first, and if something’s been damaged you know the same day rather than three bookings later.

Bookings that don’t all come from one platform: rates adjusted daily against demand, events and local competition, not set once and forgotten. And our own booking site and returning-guest list, so not every night pays platform commission.

The whole guest side, and the small stuff: vetting, check-in, questions at midnight, problems fixed before they turn into reviews. Maintenance too: small things sorted before you hear about them, bigger things flagged with a quote before anyone spends your money.

Set up properly, kept legal, and visible to you: photography and listings built properly at setup on every platform that matters, compliance flagged before it’s a problem, and live access to your calendar, bookings and income whenever you want, not once a month in a PDF.

From first call to first guest

  1. We assess the property

    You send the address and a few photos. We come back with what we think it will earn, what it needs first, and whether we think it’s a fit. If it isn’t, we’ll tell you.

  2. We agree the route

    Full management, fixed rent or takeover. Terms agreed on the property in front of us, not read off a template.

  3. We set it up

    Photography, listings, pricing, furnishing gaps, compliance checks. Typically 1–7 days from signature to live, depending on the property’s condition. We know how much speed matters when a property is sitting empty.

  4. We run it

    Full operational management. Guests, cleaning, pricing, maintenance, problems. You watch it live whenever you want to look.

Since: We lease the flat directly and pay on the same date every month, nineteen months running, and the figure has only ever moved up. Turnarounds, quiet seasons and every maintenance call so far have been ours. The owner has never sent a plumber and has never visited the property.

Since: Repriced, relisted and repositioned. Average nightly rate up 35%, review volume up with it, and the account reached Superhost. The property didn’t change. What it earns did.

You’ll be dealing with us, not a call centre

We’re small on purpose. You’ll have one main point of contact who actually knows your property, the same person month after month, not whoever picks up next.

We run every property the way we’d run our own. That’s also why we’re selective: if we can’t look after a property properly, we’d rather not take it on.

So when something goes wrong at yours, you’re not raising a ticket. You’re texting the person who’ll fix it.

The questions landlords actually ask

What do I actually get from a property assessment?

A two-sided figure: projected annual revenue including the quiet months, the running costs to achieve it, and what’s left. We’ll call first to understand the property, a number produced without seeing photos and asking questions is a postcode average, and it’s worthless to you.

How do you get paid?

On full management, we’re paid a share of what the property earns, the same revenue you’re paid from, so our income only moves in the same direction as yours. On fixed rent, you’re paid a set figure every month and we keep whatever the property makes above it. You’ll get the exact numbers for your property at the assessment.

What if it doesn’t perform?

On fixed rent, that’s our problem. You’re paid the same either way. On full management, a weak month hits us as hard as it hits you. That’s the honest reason we price daily and build direct bookings instead of listing it and hoping. The incentives point the same way: we only do well when your property does.

What will my property earn?

We won’t guess from a postcode. Send the address and photos and we’ll come back with a realistic range based on comparable properties we already operate, including what the quiet months look like, not just peak season.

Can I still use it myself?

Yes. Block the dates and it’s yours. Just give us enough notice that we’re not moving a confirmed booking.

Who’s actually looking after it day to day?

Us. Not a franchise, not an outsourced call centre. The same people who assess your property are the people who run it.

Not an estimate. A profit and loss.

Every management company will send you a gross revenue figure. It’s the easiest number in this industry to inflate, and it’s the least useful one you’ll ever be given. It says nothing about what the property costs to run.

We’ll send you both sides. What we think the property earns across a full year including the quiet months, what it costs to run properly: cleaning, linen, consumables, platform commission, our fee, and the figure that actually lands in your account.

Our team has 10+ years’ experience and has held and sourced 100+ properties, including on our own leases. We paid those costs out of our own money. That’s why we can be specific about them.

We’ll call you first to understand the property. Numbers follow the call, not the other way round.
